The properties featured are offered as self-catering accommodation or serviced let on a two night minimum stay, (commencing at 3.30pm on date of arrival to 10.30am on date of departure) unless otherwise stated.

We strongly recommend that you use travel cancellation insurance to cover the cost of your property.

This will provide you with piece of mind if an unforeseen event forces you to cancel your let.

We have tried to make paying for your let as simple as possible.

The initial payment of £150 non refundable deposit and may be paid by cheque or credit card (Mastercard/Visa) or debit card.

The balance is payable no later than six weeks prior to commencement of your let. If you are booking within six weeks of the start of your let, payment in full is required with your booking form.

 

We use the latest technology to ensure that your details stay safe and secure. At no time are credit card details transmitted over a non secure connection. 

All transactions are processed by hand using the “Customer Not Present” method. If you require a receipt of your credit card transaction please email ann@ulstercottages.com with your request.

Overseas visitors are most welcome and because of the difficulties distance can impose we allow up to ten days for bookings to be confirmed from the date a reservation is made.

Balance of charges is due six weeks prior to the commencement of the holidays. Payment from overseas should be made by credit card, (Mastercard and Visa). Any bank charges incurred will be payable by the hirer.

Bookings of 2 or more cottages.

All crockery, cutlery, pans and dishes etc moved around/between the apartments, by groups must be returned to their relevant property, prior to departure. 

The person named on the booking form will be considered as the 'Responsible Person' who shall ensure that each property is left in a clean and orderly condition.

This is an insurance to cover any damages or extra cleaning charges which may be incurred.

Please note that, once a booking has been confirmed, you are liable for the whole cost of the let.. 

FOR THIS REASON WE HIGHLY RECOMMEND THAT YOU TAKE OUT TRAVEL INSURANCE TO COVER EVERY EVENTUALITY.

Sorry we have a No Pet Policy.

Each property is furnished and equipped to cater for the stated permitted occupancy and includes pots and pans, crockery, cutlery, iron and ironing board etc.

All our properties are NON Smoking.

No smoking policy - by law we cannot allow smoking in any part of our cottages and we do adhere strictly to this policy. A surcharge of £250 will be applied to room charges for anyone smoking within the house.

All properties are supplied with pillows, duvets and bed linen. A bath towel, hand towel and face cloth per person.

Dish towels and two hand towels are also provided and included in the price.

All properties are cleaned thoroughly between each let.

However, as only a limited period of time is available to clean properties, it is a condition of your let that you leave the property and its contents as you find it.

The hirer shall ensure that the standard of cleanliness of the premises is as high on their departure as on their arrival.

A surcharge of £25 will be levied if this condition is not observed.

 

It is important to us at Ulsterapartments that you enjoy your stay and every effort has been made to ensure this.

However, in the unlikely event of dissatisfaction with the property or any subsequent problem, you should immediately contact us so that the opportunity to rectify the problem is given.

The hirer shall ensure that the standard of cleanliness of the premises is as high on their departure as on their arrival. A surcharge of £25 will be levied if this condition is not observed.

The Hirer shall not sub-let the premises or any part thereof.

The number of people occupying the premises shall not exceed the number stated for the premises, a £50 per person levy will be charged if this is not adhered to.

The Hirer binds and obliges himself to vacate the hired premises without demand at the termination of the period of hire.

The Hirer binds and obliges himself to pay the lessor in respect of any loss or damage beyond fair wear and tear.

Where the Hirer has made a Booking a £200 deposit (cash only) per cottage is payable on arrival.(this can be used for any monies outstanding at the end of your stay). The person named on the booking form will be considered as the 'Responsible Person' who shall ensure that each property is left in a clean and orderly condition. This is refundable on departure, once Ulstercottages are satisfied that the properties have been left in the same condition they were hired out in.

Your initial payment comprises of a non refundable deposit. The balance of the hire charge must be paid at least 6 weeks prior to the commencement of the holiday. The Lessor may treat the booking as cancelled if the balance of the hire charge is not sent by this date. If the booking is made within 6 weeks of the start of the holiday, payment in full at the time of booking is required. The cottages are very energy efficient.

 Oil and Electric will be charged as used which has proved to be fair to reduce waste as oil and electricty are under the customers control.

The Hirer agrees that, in the event of Cancellation, while all reasonable efforts will be made by the lessor to re-let, the Hirer will be responsible for paying for the period of tenancy booked if a substitute cannot be found.

The Lessor, his agents or employees, accept no responsibility for loss, injury or damage to
